The owners of this 2,292 square foot, 3 bedroom, 2 bathroom mid-century modern home in Carmel-by-the-Sea hired Adam to design a complete re-design and re-build of the home, using the same footprint and existing foundation, while optimizing the layout to add an additional bedroom and bathroom. Another major objective of the project was to engineer a cantilevered deck, with large folding doors from the great room, to take advantage of beautiful views overlooking the ocean and Pebble Beach golf course.
Adam successfully navigated the lengthy planning and design review process through the City of Carmel to obtain approvals in 2022. The intent of the project was to retain the existing home’s footprint and massing, featuring vaulted ceilings throughout, while opening up the floor plan to take advantage of the light and views. This was accomplished by adding bonus basement area to accommodate the laundry room, electrical equipment, and advanced mechanical systems. New energy-efficient upgrades will include a Zehnder whole-house air ventilation system, radiant heated floors, and triple-pane low-e glass Zola windows and doors. The primary bedroom suite located upstairs also features ocean and Pebble Beach golf course views.

The clients desired a “floating” deck located at the back of the home to avoid impacts to the garage driveway accesss and existing oak trees. This was achieved using 30-foot long steel I-beams installed over the garage, which cantilever 10 feet to create the deck for the great room above. The steel beams were put in place with the help of a large crane.
